ABOUT THE NEIGHBORHOOD
York County
Located in northern South Carolina, York County was established in 1785 by settlers moving south from Pennsylvania and its rising land prices. Originally, the county was almost entirely agricultural, with 93% of the work force working in the industry.
Today, the agriculture industry falls into the manufacturing industry and accounts for the most jobs in York County, with almost 3 times as many workers than any other industry. However, it is the wholesale trade industry, that generates the most revenue these days.
Generally, York County is on par with the national averages of high school graduates and bachelor’s degree recipients in those aged 25 or older.
Of those eligible for the work force, 70% are active in the labor force, which is better than the national average. The average household income for York County is around $61,500, with the per capita being close to $25,000.
Climate
The weather in York County is the best of both worlds, experiencing the full spectrum of temperatures. The summers tend to be hot, but not too hot, with an average high temperature of 90 degrees and low temperature of 70. Wintertime brings snow, but it does not get too cold, on average being just 32 degrees for the low, and the high being around 50. March brings the most rainfall to York County with an average of 5 inches.
Rock Hill
Rock Hill is the 5th largest city in South Carolina and the largest city in York County, with a population of around 60,000. The per capita income for the city is around $20,000, while the average household income is close to $52,000. The city of Rock Hill was famously known during the civil rights movement for the “Friendship Nine” sit-in at a McCrory’s lunch counter and being jailed for it.
Education in the city of Rock Hill is quite diverse. Even with over 20 public schools and around 10 private schools, classroom sizes are still kept low. Falling under the York 3 School District, students in this district are testing above the state average in every grade and every category. Rock Hill is also home to Winthrop University, which was rated one of the best southeastern colleges by the Princeton Review in 2006. York Technical College and Clinton Junior College also resides within Rock Hill.
Fort Mill
Fort Mill has a population of just around 8,000, and though it may seem like a small town, it is home to several notable national corporations such as Muzak, the Carowinds theme park, and HSBC. The median home value for the whole town tends to be about $126,000. The Baxter Village area of the town, however, offers housing from $250,000 to the $500,000’s and has a town center complete with village shops of all kinds.
The town also houses a handful of beautiful parks. Doby Bridge Park, located near the ever growing Doby Bridge Road neighborhoods, has a playground for children, a lighted baseball diamond, and picnic tables for the families. There are currently plans to add more athletic fields to the undeveloped 14-acre park. There is also Steele Street Park, which has a water spray park open from Memorial Day to the last weekend of September, a large pavilion for parties and picnics, complete with public grills and restrooms, and a lighted basketball court. Harris Street Park is the most elaborate park in the area, with 2 separate pavilions and a gazebo, all of which can be rented out for parties and events. The park also contains a baseball diamond, basketball court, children’s playground, and walking trail, which goes around the 10-acre park.
Fort Mill offers a wide array of public and private schools, of which 9 are elementary, 5 are middle, and 3 are high schools. Fort Mill falls under both the Lancaster School District and the York 4 school district. Even the most populated schools, Fort Mill High and Indian Land Elementary/Middle, have only 17 students per teacher, ensuring that your children get the best education they possibly can.
York
York serves as the county seat and has a population of a meager 7,000. If you were to visit York, you wouldn’t find tall buildings, strip malls, and chain restaurants. Instead you’ll find many historic buildings, several churches, a handful of locally owned restaurants, many antique shops, and some small retail shops. Every August, York hosts Summerfest to celebrate the end of summer. The event includes concerts, a golf tournament, arts and crafts, a moonlight bike ride, and an antique sale. It is widely known as the largest one-day festival in South Carolina, attracting around 50,000 visitors every year.
